How do I report an emergency?
For immediate emergencies like fire, flooding, or no heat, call our 24/7 line at 506-639-2156. For non-emergencies, please submit a request through the Resident Portal so our maintenance team can track and resolve the issue efficiently.
How do I pay my rent online?
We prioritize Pre-Authorized Debit (PAD) for all rent collections. First, set up your payment profile through the Resident Portal. Furthermore, if you require an alternative payment method, please obtain approval from your Leasing Agent. As a result, you can track all your receipts and payment history in one secure place.
Is renter’s insurance required?
Yes. To protect your personal belongings and provide liability coverage, all residents must maintain a valid tenant insurance policy. Specifically, your proof of insurance will be required before you collect your keys on move-in day.
What is the Smart Space pet policy?
We are a pet-friendly firm! However, policies are building-specific. Please check your specific property listing or contact your Leasing Agent for a “Pet Agreement” before bringing a new animal into your home to ensure compliance.
Fixed-term vs. periodic leases?
A Fixed Term lease has a specific start and end date. Unlike periodic leases, it does not automatically renew. Therefore, if you wish to stay past your end date, you must sign and get approval for a new agreement before the current lease expires.
How do I setup my utilities?
Residents must transfer utilities into their name before moving in. Specifically, in Saint John, you must contact Saint John Energy to ensure your service is active. Additionally, we provide a “Utility Cheat Sheet” in your portal to assist you with this process.
How do I give move-out notice?
For Fixed-Term leases in New Brunswick, your tenancy ends on the specific date listed in your agreement. For Periodic tenancies (Month-to-Month), notice must be submitted via the Resident Portal in accordance with the NB Residential Tenancy Act. Important Compliance: To be legally valid, your notice must be submitted on or before the 1st of the month. For example, to move out on June 30th, you must provide notice no later than June 1st. Failure to submit by the 1st may result in an additional month’s rent as per provincial legislation.
