Rent Payment Policy

Per the New Brunswick Residential Tenancies Act, ensuring rent is paid on time is a primary obligation of the tenant. Maintaining your account in good standing is critical to your tenancy.

First Month’s RentMust be paid via e-transfer to payment@smartspacepg.ca. Auto-deposit is enabled.
Ongoing RentA Pre-Authorized Debit (PAD) Form must be submitted to ensure rent is processed on the 1st of each month.
NSF FeesAny bank fees or administrative costs incurred due to Non-Sufficient Funds (NSF) will be charged back to the resident.

Managing Your Payments via Portal

We use Buildium to provide a secure, 24/7 way for you to manage your tenancy. Through the Resident Portal, you can automate your rent, view your payment history, and download receipts instantly.

  1. Access the SmartSpace Resident Portal
  2. How to get started: Once your lease is signed, use the link above to log in and set up your password. We highly recommend setting up Auto-Pay within the portal; this ensures your rent is processed automatically on the 1st, keeping your account in perfect standing.
  3. Mobile Access: You can also download the “Resident Center” app (by Buildium) on the Apple App Store or Google Play Store to pay rent and view your balance from your phone.

Late Payments & Delinquencies

  • Notice to Vacate: If rent is not received on the 1st, a Notice to Vacate will be issued immediately.
  • Serial Delinquencies: We allow a maximum of two (2) late payments. A third occurrence results in a Final Notice to Vacate, which cannot be cancelled by paying the balance.
  • Payment Arrangements: You must notify the office before the 1st if rent will be late. Note that legal notices still apply until the balance is $0.

Maintenance & Your Rent

Important

Under New Brunswick legislation, residents are strictly prohibited from withholding rent payments for any reason, including pending maintenance or repair issues.
Withholding rent is a breach of your Residential Tenancy Agreement
and will result in a Notice to Vacate.
